Medical offices fill vacancies

CITY OF GROSSE POINTE — Medical offices slated for the second floor of Kercheval Place round-out the block-long building's intended uses.

"Kercheval Place was conceived as a mixed-use development with retail on the first floor and office and service uses on the second floor," said John Jackson, the City of Grosse Pointe's planning consultant.

"We're relocating a general surgery, family medicine and internal medicine practice into the space," said Michael Hoeflein, project manager for JLL at Beaumont Health System.

Second-floor offices complement the building's ground-floor tenants, including a clothing store, grocery store and other retailers in the Village central business commercial district.

"This mix of uses provides an opportunity for multiple-purposed trips — go to the doctor and pick up groceries or prescriptions," Jackson said.

Christopher Brochert, a partner in Lormax Stern Development Co., owner of Kercheval Place, said the Beaumont deal has been in the works for nearly a year.

"We're making every effort to get (the building) leased out," Brochert said. "We have approximately 18,000 square feet left."

Forthcoming medical offices comprise 12 examination rooms, three doctor's offices, a lab, waiting room and related space totaling 5,270 square feet operated by Beaumont Medical Group, according to a site plan.

"It is anticipated that a 5,000-square-foot medical office will bring a significant amount of additional foot traffic during the week to take advantage of other shopping and service uses in the Village," Jackson said.

Village parking capacity is primed for the development. "According to the Village parking model, the medical office will generate the same amount of parking as anticipated for future tenants on the second floor of Kercheval Place," Jackson said.
